TIPS & ADVICE

Boiler service or gas safety check: what is the difference?

Two different appointments, with different purposes.

A service looks at the appliance

A boiler service follows the manufacturer’s requirements for maintaining and checking the appliance. Tell the engineer about changes in performance and bring any service history you have.

A landlord check has a different purpose

A landlord gas safety check addresses the relevant gas appliances and flues and produces a record of the checks. It does not replace maintenance. If both a service and a landlord check are needed, request both when arranging the visit.

Plan the enquiry

For a Newcastle rental property, have the address, appliance list and existing check due date ready. Confirm the engineer’s Gas Safe registration and qualifications for the work before booking.
